If you’ve been on the fence about whether or not you want to sell your home, these reasons might be of help! Selling your home is a big commitment and process, so before you jump into it, evaluate your reasons for selling first.

1. You have available equity

Figure out how much equity you have in your home, and if it is a big enough number to stand for motivation to sell, then maybe you should consider selling your home.

There are numerous factors that go into the value of your home, and if the value has gone up in recent years and the real estate market is in your favor, take advantage of your current state and sell to get the equity out of your home.

In order to calculate how much equity, you have, take the market value of your home and subtract your mortgage balance. The number that remains is how much equity you have, pretty simple, huh?

Of course, you have to factor in the costs of selling your home as well as the matter of where you will go next, but the amount of equity you have in your home can be a big motivator to sell for some people.

2. Your current home no longer suits your needs

Whether you have brought children into your life, parents, or even pets, outgrowing a home is a common occurrence in people’s lives.

Maybe you’ve decided that you want a bigger backyard or more rooms and bathrooms – in order to get that, you will likely need to sell your current home.

On the other end, maybe your kids have moved out, so you want to downsize to a smaller home.

There are many reasons that your home may start to fail to meet your needs, and if that is motivation enough for you to sell, then you might want to consider listing your home.

3. You want a fresh start

With the new year still fresh in everyone’s mind, we can’t forget the fact that sometimes we like change.

Given that moving houses and selling your home is a pretty large adjustment, it will still give you the ability to start over in a place that is new to you and where you can then create new memories and experiences.

The emotional attachment that we have to our homes can be for the better or the worse, and if you feel like where you are currently at is no longer emotionally home to you, then maybe it’s time to make that change and sell your home.
